What are home measurement services?

Home measurement services are just what they sound like: Based on what you need, our appraiser will measure your house's dimensions, then draw a basic layout. The appraiser's floorplan is a document that can be used to prove an estimated Gross Living Area(GLA), the total livable space of your home. These services are helpful and often necessary not just for home owners but also for real estate agents prior to marketing a property. Note that the appraisers only measure the structures, they do not measure the lots.

How does a home measurement or floorplan service work?

During a measurement service, our appraiser measures the home with a measuring tool, generally a tape measure or laser measuring device. As we tour the property, we note the layout of the rooms and other features, like closets, hallways, and pantries. After drawing a rough sketch of the property, we develop a more detailed sketch showing the total area and the overall layout of the home. The result is a document that can be used to prove certain specs of your property, like the Gross Living Area.

Why should I get my home measured?

Property Taxes

Tax records frequently reflect inaccurate area of a property because the values can come from many sources, and sometimes go unproven, which means you may be taxed for more square footage than you actually own! Unless an appraiser has performed a recent appraisal or measurement service on your property, you'll need one to be able to dispute your taxes.

Marketing a Home or Property

A home measurement service will secure fair market value for your home. Square footage is one of the most important elements potential buyers look for when purchasing a house, but since these values are frequently approximated rather than properly measured, your home listing might show less or exaggerated Gross Living Area (GLA). An inaccurate GLA could potentially reduce the selling price and or create legal consequences. The only reliable method of using a precise GLA when listing your home or property is to reference a recent appraisal or home measurement service completed by an appraiser.

For Real Estate Agents

To make certain that your client's home closes at a price that correctly reflects market value, you should ask for a measurement of the property. Clients, and potential buyers, will appreciate your attention to detail, and you can be confident in knowing the Gross Living Area on your client's listing is truly representative of their home. Our base fee for measurement services is $150, however the fees can vary based on the size of the property. Contact us to learn more about our home measurement services.
